Abstract:
With the steady development of the market economy in China, the gradual improvement and standard of the real estate market and the housing system reform, the real estate market competition is becoming more and more fierce. At present, there are many problems in the real estate market of our country, partly because of the real estate developers neglect of the feasibility study before investment and decision-making. The feasibility study of the real estate project is an important step and a significant basis in the decision-making of the real estate development projects. By comprehensive analysis of the development projects, evaluation and comparison of the programs, the feasibility study ensures technical possibility, significant economic benefits, environmental permitting, and economic rationality. It conducives to controllability of real estate development project indicators, reduces the blindness of investment, boosts the circulation of city land, improves the economic benefit of enterprises, promotes the continuous improvement and healthy development of the real estate market.This paper consists of six parts:first, introduction of this article, then the project feasibility study analysis and the key issues and improvement methods of real estate project feasibility study. And then I take the Binhai distrct project as an example to conduct the feasibility empirical analysis. The key problems are the investment environment and market analysis, SWOT analysis of the project, and its planning positioning, profitability analysis, financial analysis, economic evaluation, HSE (health, safety, environment) assessment, which was followed by improvement methods. In the end, I draw conclusions and present prospect.
